The roof over your head can take quite a beating due to weather and can become weaker and weaker with age. Your roof is the only thing standing between you, your belongings and the outside elements. Deciding whether or not to repair or replace the roof is an important decision that will affect the level of protection for your property during a disaster. It is important to take a regular look at your roof to prevent any major problems.

There are a few sure signs that your roof is probably in need of some repairs and TLC. Any areas in your attic with water staining or ice buildup are sure-fire signs that there is an area of leakage within your roof, due to poor shingle underlayment. Take the initiative by inspecting the perimeter of your home and spot any areas of excessive cracking on the exterior if you have a painted surface. Seeing signs like this can be because of high levels of moisture being trapped in the attic spaces due to inadequate ventilation to disperse it like normal. Be sure to also keep an eye out for mold or mildew growth along the interior ceiling lines. This could also be a sign of poor ventilation. If your roof has shingles, keep a look out for curling. The condition of your roof’s shingles is a good indication on whether or not a roof repair is necessary. If caught in time, you may be able to save a significant amount of money by repairing rather than replacing the entire roof.

Should You Replace Your Old Roof Before it Leaks?

Obviously you want to get as much out of your current roof as you can, as replacing your roof is a very large investment. However, if you wait too long to replace your roof, you’ll end up paying for a new roof, plus interior and exterior repairs if water gets in. One of the biggest mistakes homeowners make is to wait until their roof starts leaking to repair it. So keep an eye out for missing shingles, cracked shingles, dark spots on your roof, damp spots in your attic and excessive moss growth on your roof. Again, some of these signs may indicate that a simple repair will fix your roof, when in other circumstances a complete roof replacement is necessary. If you do need a new roof, be aware that this is not an average do it yourself Saturday morning chore. It is hard and sometimes dangerous work.
